A garage door tune-up is the maintenance visit that keeps that balance intact, and it matters for security too, since this is the biggest entry point on your house. Skip a tune-up long enough, and the door tells you: it grinds and drifts, or it starts reversing for no reason at all.

What Does a Garage Door Tune-Up Include?

Here’s what to expect from a professional tune-up: a full mechanical inspection of the door and opener, running between 30 minutes and an hour. A technician performs a 25-point inspection that touches every part of the garage door system that moves, wears, or holds tension: rollers, hinges, cables, spring coils, and tracks.

The check starts with a visual pass looking for rust or fraying, and coils that have started to elongate, stretching out of shape from wear. From there, the technician tightens hardware that vibration has worked loose over hundreds of open-close cycles: track brackets and hinge screws, along with the fasteners holding the opener rail to the ceiling.

Lubrication comes next, applied to the moving hardware and never to the tracks. In a two-car household running the door four times a day, we recommend lubricating every three months instead of twice a year, and always re-lubricating before the first hard freeze. Cold thickens factory grease into something closer to paste, and a door fighting that resistance through January is headed for a repair by March.

The technician also tests the door’s balance and checks the opener’s force and travel settings, the calibration that controls how hard the motor pushes and how far it travels before stopping. The safety sensors and auto-reverse system get checked too, before the visit wraps up.

A balance test tells you whether the springs are still doing their job: disconnect the opener with the emergency release cord, lift the door by hand to the halfway point, and let go. If it drops, the springs have lost tension, and the opener has been fighting dead weight every time it runs. Running unbalanced like that is what shears the nylon teeth off a motor’s gear and sprocket assembly. If it flies upward on its own, the springs are wound too tight, and the door is dangerous to be near.

  • Wipe down the tracks with a dry rag to clear cobwebs and grit. Clean tracks stop jams before they start. Keep them dry; never spray lubricant on them.
  • Lubricate the roller stems and hinges with a silicone-based spray made for garage door parts. Don’t skip the lock cylinder.
  • Tighten exposed track bracket bolts and surface hinge screws that have worked loose.
  • Test the safety sensors by waving a broom handle through the beam while the door is closing. It should stop and reverse immediately.

Grinding noises or a door that suddenly feels heavier mean something’s drifting out of spec, and catching it early keeps the fix quick and cheap.

What Lubricant Should I Use on a Garage Door?

Use a silicone-based spray or white lithium grease, never WD-40. WD-40 is a solvent and water-displacement formula, not a lubricant built to last. It cuts through the factory grease already on your hardware, evaporates fast, and leaves a sticky residue that attracts dust and grit.

What You Should Never Touch: Spring Repair and Cable Work

Springs and cable work, including the bottom bracket (the metal plate anchoring the lifting cable to the door), are strictly professional territory. These components hold enough stored energy to cause severe injury if released incorrectly, and loosening the wrong bolt on the bottom bracket, or winding a spring cone with a screwdriver instead of a proper winding bar, releases that energy all at once. We’ve seen the injuries that come out of that mistake: broken wrists and facial fractures.

A standard residential spring is rated for 10,000 cycles; high-cycle upgrades run to 20,000 or more. A household running the door four times a day burns through a standard spring in seven years, or fourteen with a high-cycle upgrade. The Auto-Reverse Test and Why It’s Non-Negotiable

Auto-reverse is the safety system that stops your door from crushing anything caught underneath it. UL 325’s entrapment-protection rules became mandatory for every residential garage door opener sold in the US in 1993, enforced through the Consumer Product Safety Commission. It works through a force sensor inside the motor and a pair of photoelectric eyes, mounted near the floor on either side of the door.

The Consumer Product Safety Commission tightened those entrapment-protection testing requirements again in 2024, so a tune-up on an older opener checks it against the current standard, not just the one it was built to.

To test it, lay a 2×4 flat on the ground in the door’s path and close the door. On contact, it needs to stop and reverse back to fully open. DASMA rejects a compressible object like a paper towel roll for this check, since a roll of paper towels won’t reliably compress down to the 1.5-inch height the test is built around. Run this test monthly and after any adjustment or repair.

The photo-eye side of the system fails for a different reason: direct afternoon sun on a west-facing driveway blinds the receiving lens and makes the opener think something’s blocking the beam, so it reverses randomly. A tune-up checks the alignment, height, and wiring on both sensors so that doesn’t happen at 6 a.m. when you’re trying to leave.

How Often Should You Schedule Garage Door Service?

Schedule a professional garage door tune-up, your annual garage door service, once a year. That’s the interval set by DASMA and the International Door Association, and it catches spring wear, loosened hardware, and drifting sensor calibration before any of it turns into a breakdown.

Pennsylvania’s climate makes that annual visit work harder than it would somewhere milder. Winter cold contracts steel tracks and springs and thickens factory grease into something closer to glue, forcing the opener motor to push against resistance it was never built for. If the rubber seal along the bottom cracks, meltwater pools underneath it and freezes solid overnight, and the next morning’s opener cycle can tear the seal off or snap a cable.

A technician spots worn rollers before they seize and jump the track, and tightens hardware that would otherwise rattle loose into a dropped panel. Early spring wear gets flagged as a coil just starting to stretch, well before it snaps. The same visit catches a door drifting out of balance, which saves the gear inside the opener, and squares away misaligned sensors before they cause a phantom reversal that strands your car in the driveway.
